Standard vs. Enhanced Title Insurance: Choosing the Right Protection

That's where title insurance comes in. It helps protect your ownership rights if someone later makes a legal claim against your property. But not all title insurance policies offer the same level of protection.
Most buyers choose between a Standard Owner's Policy and an Enhanced Homeowner's Policy. Both provide valuable protection. The difference is how much protection they offer, and when.
The ALTA Standard Owner's Policy
Think of the Standard Policy as a strong foundation. It's designed to protect you from title issues that originated in the past, specifically problems a title professional uncovers while researching public records before closing.
Standard coverage typically includes:
- Hidden owners who later claim an interest in the property
- Forged signatures on previous deeds or documents
- Errors in public records or unauthorized transfers
- Existing easements that may limit how you can use your property
The Enhanced Homeowner's Policy
The Enhanced Policy builds on that foundation by providing broader protection for both the past and the future. While the Standard Policy focuses on issues that existed before closing, the Enhanced Policy also helps protect you from certain problems that may arise after you move in. It's designed for the realities of homeownership, covering situations that often aren't visible during a routine title search.
Enhanced coverage includes everything listed in the Standard Policy, plus:
- Protection against future title fraud. Unfortunately, title fraud is becoming more common. While a Standard Policy protects against forgery that occurred before closing, an Enhanced Policy also helps protect you if someone later attempts to forge your name on a deed or mortgage. That added protection can provide valuable peace of mind.
- Coverage for unexpected property issues. Homeownership sometimes comes with surprises. Maybe a neighbor's fence crosses onto your property, or another issue surfaces that wasn't apparent during the title search. The Enhanced Policy offers protection for many of these situations that a Standard Policy doesn't cover.
